Frequently asked questions

Questions we are asked most often by hotel owners and developers. If yours is not here, get in touch and we will answer it directly.

What is hotel operations management?

Hotel operations management is the day-to-day running of a hotel on behalf of its owner. The management company takes responsibility for everything that happens inside the building — front desk and housekeeping, food and beverage, sales and revenue management, hiring and training, maintenance, brand standards and financial reporting.

The division is simple: the owner holds the asset, and the operator runs the business inside it.

What services are included?

Our mandate covers the entire operation, and it starts earlier than most owners expect.

Day-to-day operations — front office, housekeeping, food and beverage, engineering and maintenance, security, and the guest experience.

Commercial — sales, marketing, distribution and channel management, revenue management and pricing, and compliance with brand and loyalty-programme standards.

Finance and administration — budgeting, monthly reporting to owners, cost control, procurement, payroll, human resources and training, and regulatory compliance.

Pre-opening — recruitment and training, systems and supplier set-up, brand approvals, and the opening marketing campaign.

Before the building is finished — financial modelling and feasibility work, FF&E and OS&E procurement, and advice on architectural and operational plans, so the hotel is built for the way it will actually be run. Getting this right during design costs far less than correcting it once the hotel is open.

Do you only manage hotels?

Yes. Hotel management is the whole of our business. That focus is deliberate: the operation gets our full attention rather than competing with other lines of business for it.

How much does hotel management cost?

There is no single rate. Fees depend on the size and type of the property, its location, whether it carries a brand, its current condition, and the scope we are asked to take on.

This is where being an independent, third-party manager helps. We are not fitting your hotel into a fixed corporate template, so a proposal can be built around what the property actually needs. Tell us about yours and we will prepare one.

Can GNH manage independent hotels?

Yes. We operate independent and unbranded hotels as readily as franchised ones. Independent properties often gain the most from an experienced operator, since they carry none of a brand's built-in distribution and depend entirely on the strength of their own commercial operation.

Do you manage branded hotels?

Yes. We operate Crowne Plaza and Holiday Inn Santo Domingo under IHG brands today, with a Holiday Inn Express and a Best Western Premier Collection property in development. We are used to working inside franchisor standards, audits, brand programmes and reporting requirements.

Can you help reposition an underperforming property?

Yes, and it is some of the most rewarding work we do. It begins with an honest diagnosis — whether the problem is commercial, operational, physical, or one of positioning — followed by a plan with clear milestones and accountability.

A repositioning can mean rebuilding the commercial strategy, restructuring the team, renovating, changing brand, or some combination of all four.

What types of hotels do you operate?

We are not limited to one segment. Our experience runs across business and corporate hotels, resort and leisure properties, select-service and extended-stay, and hotels serving industrial, airport and convention corridors.

What matters more than the segment is whether the property has a clear market to serve and an owner who wants it run properly.

What countries and cities do you work in?

Today we operate in the Dominican Republic — in Santo Domingo, La Romana and Punta Cana.

Our scope is not limited to it. We are actively looking at opportunities across the Caribbean and Latin America, and the way we work travels well because it rests on local market knowledge and being present on the ground, not on instructions from a distant head office.
